From sanction letter to registration

Lenders assess repayment capacity, credit bureau record, property title and valuation before sanction. A well-prepared file — income proof, bank statements, chain of title documents and approved building plan — shortens the process considerably.

Interest may be offered on a floating basis linked to an external benchmark such as the repo rate, or on a fixed basis for a defined period. The difference in total interest outgo over twenty years is substantial, and so is the prepayment flexibility.

Balance transfer to another lender can lower the rate, but should be weighed against processing fees, legal charges and the residual tenure. Sanction terms are decided solely by the lender.

Questions we are asked

Before you sign anything

Lenders typically consider a proportion of the property value and a multiple of your net income, subject to their credit norms and your existing obligations.

Floating rate home loans to individual borrowers generally cannot carry foreclosure charges as per RBI norms. Fixed rate contracts may. Check the sanction letter.

It depends on the lender and on how complete your documentation is. Title verification and valuation are usually the longest steps.
